When was the last time your roof was replaced? For many of us, the answer is “never.” A new roof is never the first priority when it comes to remodeling a house and if it looks okay you may never try to get a new one from the time you move in all the way to the time you move out. 

There are times, though, when getting a new roof is the best option. Not sure how to know if it’s time for you? Keep reading for a few top signs that it’s time for another roof.

1. The Color Has Faded

It’s normal for the colors all over your home’s exterior to fade over time. It’s so gradual that you may not even notice that it’s happening. 

As our roofs (and walls) get prolonged exposure to sunlight, wind, rain, snow, and all other natural elemental hazards, they get duller. If you look at a photo of your home a few years ago and your home now, how does the color compare? 

When it’s gotten so dull that it hurts your curb appeal, you know that it’s time to treat yourself to a new one. 

2. Frequent Leaks

Occasional leaks after large storms are normal enough and can be repaired or prevented with regular roof maintenance. When the leaks from your roof are becoming more common or more significant, though, you should consider a replacement. 

The cost of constant repairs is going to add up, so while a replacement may seem like an unnecessary expense, you’re wasting money by putting it off. 

3. Sagging

A sagging roof isn’t something that you should ignore. While a small amount of sagging isn’t abnormal, significant sagging can be a sign of structural damage to the roof, the home itself, or the foundation.

Having someone come to inspect it is key here. A sagging roof can lead to a broken roof, causing more extensive and expensive damage. 

4. Chipping Roof Tiles

Have you noticed that it is chipping, cracking, or otherwise breaking? It often starts around the chimney, if you have one, but it can also result from debris or animals getting underneath the tiles and wearing them down. 

Sometimes it’s just because the protective coating has worn off, causing the tiles to deteriorate and fall off. Because this is a slow process, you won’t notice it immediately. 

Next time you clear out your gutters, check and see if there’s any unusual debris. Chalky or “sandy” granules or pieces of asphalt or roofing material itself are signs that you need a new roof.
